If you’re in the market for a new home in the Boise area, you already know how easy it is to get star-struck by nice floor coverings, gorgeous landscaping, and new granite countertops. All too often, it’s what’s underneath the surface that goes overlooked when purchasing a home, leaving new owners in shock when essential infrastructures don’t work.

​A Little Bit About Water Usage

With the average American family of four consuming about 400 gallons of water every single day, leaks are a big deal. Even small ones can add up, and estimates are that up to 14% of daily water usage could be saved if leaks were repaired.Another source of high water usage is the family toilet, with up to 25% of water usage flushing away each day. A home with a low-water usage toilet is a definite advantage.​

​Get Nosey. Really Nosey.

​It doesn’t pay to be too timid when checking out the plumbing in a house for which you may be plunking down serious cash. Get in there and get nosey.

  • Flush! You don’t actually have to use each toilet, but you should give every single one a flush. Stay till the cycle is completed and the toilet stops running.
  • Measure those pipes. 3/4″ is the minimum for pipes going from the water source into the home. Pipes 1/2″ or more should serve all faucets.
  • Shower pressure. Test every shower head for pressure. Not enough could spell trouble.
  • Get cozy with the water heater. Check for corrosion and ask about the last service date. Water heaters have a life of about 10 years. Don’t be shy about asking for a replacement if it’s reached or surpassed its expected service life.
  • Schedule your own inspection. For peace of mind, schedule an inspection with a plumber you trust. He can check for all of the above, plus lead pipes, leaks or less-than-adequate repairs.
